Primary market has more listings, but sales are nearly flat
These numbers cover the three months ending August 31, 2026. That is the period to keep in mind as you read.
Here is the one thing that changes what a homeowner should do right now. The Real Estate Data Aggregator counted 4,141 homes for sale across the Primary market. That is up 12.7% from the same three months in 2025. More supply, nearly the same number of buyers. Your home has more competition than it did a year ago.
At the same time, the Real Estate Data Aggregator counted 2,981 homes sold. That is down just 0.1% from a year ago. Buyers are still buying. They just have more to choose from. Realtor.com reported that for-sale listings were up 7% nationally for the week ending October 10, 2026. The Primary market's 12.7% rise is nearly double that national pace.
New listings rose 18.9%, per the Real Estate Data Aggregator. More sellers entered the market. Pending sales slipped 1%. That gap, more homes coming in and fewer going under contract, is what is pushing inventory higher.
Rates are adding pressure too
Freddie Mac put the average 30-year fixed rate at 7.40% as of October 15, 2026. Realtor.com noted that mortgage rates surged nearly 40 basis points in September 2026. Higher rates slow buyers down. That makes a well-priced home more important, not less.
Not every ZIP code tells the same story
Some ZIP codes in this market are moving faster than others. Look at the spread in median days on market.
ZIP 30338 had a median of 30 days on market, per the Real Estate Data Aggregator. ZIP 30019 sat at 59 days. That is nearly double. Both are in the same market. The right price and timing in your specific ZIP makes a real difference.
Prices: a mixed picture
Most ZIP codes saw prices dip a little. That is honest. A few held firm or rose. ZIP 30342 saw its median sale price rise 37.7%, per the Real Estate Data Aggregator, to $992,500. ZIP 30071 dropped 14.5% to $355,000. These are not small differences. They show how much one ZIP can diverge from the next.
Where homes are still selling fast
Even with more inventory, some ZIP codes are seeing strong quick-sale rates. The Real Estate Data Aggregator shows that in ZIP 30340, 39.1% of homes went under contract within two weeks of listing. In ZIP 30360, that share was 35.7%. In ZIP 30338, it was 33.7%. These pockets are moving quickly despite the broader slowdown.
What this means for you
More listings mean buyers have options. When a buyer has options, an overpriced home sits. The Real Estate Data Aggregator shows the national picture too: the National Association of Realtors counted 1.60 million homes for sale nationally in September 2026. Prices nationally rose just 1.3%. This is not a falling market, but it is not a forgiving one either.
